Academy Project Management – Washrooms
A West London Academy – Sports Block Washroom upgrade
Background
The Sports Block is a joint venture currently used by the Academy and the Local Community.
Unfortunately, the washroom facilities were prone to abuse which resulted in flooding of the changing rooms causing damage to the building’s fabric and the loss of availability of that facility impacting on the curriculum or community and the associated revenue from ‘Lettings’.

Key Concerns Identified
- Damage was often a cause, believed to be a result of the showers or taps not working correctly.
- Wash basin waste outlets were often intentionally blocked and taps left running.
- The new equipment needed to be deemed ‘heavy duty’ and robust for this environment.
- Adequate provision needed to be provided to enable ease of maintenance.
- Replacement parts needed to be readily available from the mainstream suppliers.
- The refurbishment also needed to accommodate energy saving features.
Consultancy Action
Working on behalf of the Academy, VJA Consultancy:
- Listened to the needs of the client and developed the energy efficient design which was robust and maintenance friendly.
- Tendered and evaluated the returned bids.
- Acted as Project Manager, liaising with the Facility Manager and co-ordinating the various trades.
- Provided the Operations and Premises Team with training relating to the ongoing preventative and reactive maintenance.
- Monitored any defects over the 12-month defect liability period.
