Potential Disruption Survey – International Airport Terminal

Due to a confidentiality agreement, we are unable to disclose the details of the international airport or the country it is in. However, this is not a UK airport.

VJA Consultancy Ltd were approached by an International Consultant based in London having been appointed to investigate concerns with the condition of the Reinforced Autoclaved Aerated Concrete (RAAC).

The initial survey was carried out onsite over a 3-day period followed by several meetings and the production of a comprehensive report which was then fed back to the Airport’s Project Team.

Whereas the main survey was ‘structural’ based it also had M&E implications which needed to be highlighted, and solutions suggested.

The overall Project scope included:

  • Identify the extent of the RAAC problem.
  • Comment on the likely cause so this can be avoided in the future.
  • Make an informed judgment on the safety of the structure.
  • Provide a solution to how the problems identified could be addressed.
  • Advise on the likely disruption which would be caused to the operation of the airport related to the Mechanical, Electrical, Fire and Security, Data and HVAC whilst the remedial works take place.

Project Challenges

  • Unfamiliarity of the Terminal’s history.
  • Language differences, including technical terminology.
  • Differences in international standards and practices.
  • Working within occupied airport lounges and communal spaces whilst maintaining a safe working environment.

  • The overall condition of the external plant and anticipated life expectancy.
  • Commentary on the quality of the installation and maintenance of the plant.
  • Actual and potential Health and Safety issues.
